Cracking stucco and water damage is so bad in Land O' Lakes' Ballantrae neighborhood, that KB Home is making serious repairs to house after house. So, My Villani called the builder to check out the cracks in her home.
"He actually pointed out things to us that we didn't even notice," Villani said. "He stated that overtime water would get into it and it could cause a major issue ...that KB would do the right thing and take care of it."
KB inspected in May and said it would cost $16,000 to repair stucco. They pulled building permits, but didn't show up to work. When Villani asked why, she says a representative told her KB made a policy change, and it will no longer fix homes that went through foreclosure. Villani had purchased her home from someone who had purchased it from a bank that had foreclosed.
"And they're just going to leave me, the homeowner, to fend for myself," he said. "The house is still under warranty. That's why we purchased the house."
The letter KB sent Villani says repairs aren't covered because "the condition of the stucco is due to the lack of homeowner maintenance."
KB sent this statement:
"KB Home's policy is to evaluate each individual homeowner request and the condition of the home to best determine whether and to what extent KB Home should perform repairs. KB Home's warranty does not cover damage due to lack of homeowner maintenance, which is generally the case where homes have been unoccupied for extended periods of time. Accordingly, each situation is addressed individually to adequately determine the suitable resolution. If a homeowner believes that a repair request was not properly evaluated in accordance with this policy they are encouraged to contact KB Home at 800-305-2246."
KB vowed to spend millions to fix condos and houses. But this new policy change could mean KB can potentially save hundreds of thousands of dollars by skipping right over some cracking houses.
Ica Coley's Gibsonton home is among them.
"I think they should come out and fix my home," she said. "That's all I want. All I want is for them to come out and fix my home, like they're fixing everybody else's."
